The WA agent's guide to verifying NWMLS deadlines

A transaction date can depend on the executed agreement, incorporated addenda, delivery or receipt events, amendments, and current law. Start with the signed documents, record the exact triggering event, and treat any calculator result as a review aid rather than the authority for the deal.

Use a source hierarchy

Review deadlines in this order:

  • The executed agreement and addenda. Read the filled-in period, trigger, notice method, amendments, and any waived or deleted language.
  • The current form text. Confirm how that specific form defines days and what happens when a date lands on a non-business day.
  • Current governing authority and brokerage guidance. Verify any statute, rule, or form interpretation with your broker or a WA-licensed attorney.
  • The calculation rail. Enter the verified inputs, then compare the output with the signed terms before calendaring it.

Build the deal-specific checklist

Identify each applicable event from the signed file rather than assuming a standard package:

  • Mutual acceptance and earnest-money delivery.
  • Seller-disclosure delivery and any receipt-based response period.
  • Title, inspection, financing, appraisal, HOA or resale-certificate events.
  • Notices, amendments, extensions, and closing or possession dates.

A missing addendum, custom period, later delivery event, or amendment can change the answer. Record the source document beside every calendar entry so another reviewer can reproduce it.

Keep form purpose and entered terms separate

Form 22A and Form 35 address different subjects, but a form number alone does not establish the operative date in your transaction. Use the current executed copy, identify the exact paragraph and entered period, and verify the notice and remedy language before advising a client.

A safer calendaring routine

Enter the verified trigger and period, save the calculation basis, use internal buffer reminders, and have the deadline set reviewed under your brokerage process. Recalculate after any amendment or corrected delivery event.
