Is this a CRM? I already have FUB / KW Command.
No. CRMs store contacts you already have. Sentinel tells you which homeowners in your farm are most likely to list in the next 6-12 months — people you probably don't have in your CRM yet. Import your existing contacts and we'll enrich them with signal data.
How accurate is the “sell score”?
We're early. The score is a weighted sum of public-record signals (tenure, equity, permit activity, court filings, life events) you can audit line-by-line on every property. We will publish accuracy numbers once we have enough closed cohorts to report them honestly. Until then, treat the score as a prioritized call list, not a guarantee.
Where does the data come from?
King, Pierce, Snohomish, and Whatcom county assessors and recorders, the WA Superior Court Odyssey portal, city + county building permit systems, FEMA + WA DNR hazard layers, and Redfin closes. Every datapoint is sourced and timestamped in the app. We don't include MLS data in prospecting material.
Is the outreach compliant with WA agent rules?
Yes — Sentinel never sends SMS, and every email is drafted for your review and approval before it goes out. We don't use confidential MLS data in prospecting material. Everything we surface is from public records.
What happens after the 7-day trial?
Pick a plan or cancel — no card required during trial. If you cancel, your data is deleted within 30 days. If you stay, you keep full access and the radar model keeps learning your farm.
Does it work outside King / Pierce / Snohomish / Whatcom?
