Terms of Service

Welcome to SENTINEL. By creating an account at app.sentineliq.net or using our services, you agree to these terms. If you don’t agree, do not use the service.
1. Service Description
SENTINEL is an AI-powered web app for Washington state licensed real estate agents. It provides:
- Property data from county assessor records (King, Pierce, Snohomish).
- Market intelligence from Redfin and public data sources.
- Hazard disclosures from WA DNR and FEMA layers.
- Adjusted comparable sales analysis.
- Deterministic math: net sheets, REET, commissions, deadlines.
- Pre-list radar and predictive seller signals.
- Talk tracks, objection coaching, and sphere-of-influence tools.
- Deal tracking and optional proactive alerts.
2. Account Eligibility
You must be (a) at least 18 years old, (b) a licensed real estate broker or managing broker in good standing in the State of Washington under RCW 18.85, or a staff member operating under the supervision of such a licensee. One account per natural person. You may not share credentials, allow another person to use your account, or use SENTINEL on behalf of an unlicensed third party. We reserve the right to verify your license status against the Washington Department of Licensing real estate license lookup at any time, and to suspend or terminate accounts that fail verification.
3. AI-Generated Output — Human Verification Required
SENTINEL uses large language models (currently Anthropic Claude Haiku 4.5 with optional Claude Opus 4.7 advisor escalation) to generate natural-language responses, summaries, and draft communications. All AI-generated output is a draft for your review. You are the licensed professional; you are responsible for verifying every factual claim, every legal citation, every deadline calculation, and every price recommendation before you act on it or communicate it to a client. SENTINEL’s deterministic calculators (REET, net sheets, WA business-day deadlines) are designed to be numerically accurate, but final numbers should still be reviewed against your transaction documents. AI-generated coaching, talk tracks, and strategy suggestions are starting points — your judgment as a licensed broker is the final authority.
4. Not a Substitute for Professional Advice
SENTINEL provides research tools and analysis based on public data. SENTINEL is not a licensed broker, appraiser, attorney, CPA, tax advisor, or financial advisor, and nothing we provide creates any such professional relationship between you and us or between us and your clients. All property values are estimates from county assessor records, not appraisals. Legal information should be verified with your broker or a WA-licensed attorney. Tax calculations should be verified with a CPA. Financial advice should be verified with a licensed financial advisor. Always append "verify with your broker" to any consumer-facing use of SENTINEL output.
5. Data Accuracy
Property and market data come from county assessor records, Redfin, WA DNR, FEMA, and other public sources. While we strive for accuracy, we cannot guarantee completeness or timeliness. Data may be out of date by days or weeks depending on the source. Always verify critical data independently before relying on it for a transaction.
6. Fair Housing Compliance
SENTINEL will never provide information that could facilitate housing discrimination. We do not surface neighborhood demographics, school quality rankings tied to demographics, or any protected-class proxies. Court records are surfaced only per-property (never by ZIP), probate filings are suppressed within a 60-day grief window, and per-property lookups are rate-limited. You agree not to use SENTINEL output to discriminate against protected classes under the federal Fair Housing Act (42 U.S.C. §§ 3601-3619) or Washington fair housing law.
7. Outreach Discipline
SENTINEL may surface contact information from public records (delinquent tax parcels, court filings, pre-list radar targets). SENTINEL itself does not send any calls, texts, or emails on your behalf. You agree that any outreach you conduct based on SENTINEL data is your responsibility and must comply with applicable law, including the federal Telephone Consumer Protection Act (47 U.S.C. § 227), Washington’s Commercial Electronic Mail Act (RCW 19.190), the Do-Not-Call Registry, CAN-SPAM, and your brokerage’s outreach policies. Do not use SENTINEL data to feed auto-dialers, bulk-SMS systems, or mass-email lists without the prior express consent required by those laws. You, not SENTINEL, are the responsible party for any outreach you conduct.
8. Pricing & Billing
SENTINEL Base: $25 per month. SENTINEL Pro: $49 per month. Every new account includes a 7-day free trial with full Pro access; no credit card required until you choose to continue. Prices subject to change with 30 days’ advance notice. Billing via Stripe.
9. Cancellation & Refunds
Cancel your subscription at any time from your account’s billing page, which opens the Stripe customer portal. Subscriptions run through the end of the current billing period after cancellation. No prorated refunds for partial months.
10. Acceptable Use
You agree not to:
- Use SENTINEL for any unlawful purpose.
- Attempt to reverse-engineer, scrape, or bulk-export SENTINEL’s responses.
- Use SENTINEL on behalf of an unlicensed party to evade real estate licensing requirements.
- Submit prompts designed to bypass safety or compliance guardrails.
- Use SENTINEL output to facilitate housing discrimination.
- Share your account credentials with another person.
11. Your Clients’ Data — Your Warranty
If you enter client or contact information into SENTINEL (Sphere of Influence entries, deal records, FORD notes, call logs, uploaded documents, or any other input that identifies a third party), you warrant and represent that (a) you have lawful authority to provide that information to us for processing, (b) you have obtained any consents required under applicable law (including TCPA, state mini-TCPA laws, and privacy statutes), and (c) your use of SENTINEL with respect to that data complies with your brokerage’s policies and your fiduciary duties to the client. You are the data controller with respect to client data you enter; we are a data processor acting on your instructions.
12. Indemnification
You agree to defend, indemnify, and hold harmless SENTINEL, its operator, and its contractors from and against any third-party claims, losses, liabilities, damages, costs, and expenses (including reasonable attorneys’ fees) arising out of or related to (a) your use or misuse of the service, (b) your violation of these Terms or any applicable law, (c) any client-facing communication, recommendation, or transaction decision you make based in whole or in part on SENTINEL output, (d) your representations, disclosures, or fiduciary actions in any real estate transaction, or (e) any data you input into SENTINEL that infringes the rights of, or causes harm to, a third party. SENTINEL provides research assistance only; final professional judgment and client-facing execution rest with you.
13. Limitation of Liability
SENTINEL is provided "as is" and "as available," without warranties of any kind, express or implied, including without limitation merchantability, fitness for a particular purpose, non-infringement, or accuracy of data. To the maximum extent permitted by law, we are not liable for indirect, incidental, consequential, special, punitive, or exemplary damages, including lost profits, lost deals, or reputation harm, arising from or related to your use of the service, even if we have been advised of the possibility of such damages. Our maximum aggregate liability for all claims arising from or related to the service is limited to the amounts you have actually paid us in the twelve (12) months preceding the event giving rise to the claim, or one hundred dollars (US$100) if you have paid us nothing. Nothing in these Terms limits liability that cannot be limited as a matter of Washington law.
14. Dispute Resolution — Informal First, Then Binding Arbitration
Informal resolution. Before filing any formal claim, you agree to first send a written notice describing the dispute to craig@sentineliq.net and to allow us thirty (30) days to attempt to resolve it.
Binding arbitration. If informal resolution fails, any dispute arising out of or relating to these Terms or the service will be resolved by binding arbitration administered by the American Arbitration Association (AAA) under its Commercial Arbitration Rules, with a single arbitrator, in King County, Washington. Judgment on the arbitrator’s award may be entered in any court of competent jurisdiction. Either party may seek injunctive or other equitable relief in court for intellectual-property or confidentiality claims.
Class-action waiver. Claims must be brought in an individual capacity and not as a plaintiff or class member in any purported class, consolidated, or representative action. YOU AND SENTINEL EACH WAIVE THE RIGHT TO A JURY TRIAL AND THE RIGHT TO PARTICIPATE IN A CLASS ACTION.
Opt-out. You may opt out of this arbitration agreement by sending a written opt-out notice to craig@sentineliq.net within thirty (30) days of first accepting these Terms. If you opt out, disputes will be resolved in King County, WA state or federal courts, and the class-action waiver still applies.
15. Governing Law & Venue
These Terms are governed by the laws of the State of Washington, without regard to conflict-of-laws principles. For matters not subject to arbitration, exclusive venue lies in the state and federal courts located in King County, Washington.
16. Changes
We may update these Terms. Material changes will be announced via in-app notice and email to registered account holders at least 30 days before taking effect. Continued use after the effective date constitutes acceptance. If you do not accept updated Terms, you must stop using the service and may request deletion of your account.
