NWMLS deadline calculator
Enter a mutual-acceptance date and financing period to illustrate a standard-period scenario. This page does not read your contract; verify every row against the current executed agreement, addenda, delivery events, amendments, and brokerage process.
Pick a mutual-acceptance date to see an illustrative standard-period scenario.
Planning aid only. This public calculator accepts mutual acceptance and a financing period; the other rows use template assumptions and may not apply to your deal. Compare every result with the current executed agreement, addenda, delivery events, amendments, and brokerage calendaring process before relying on it.
— Not legal advice. Verify with your broker or a WA-licensed attorney.
Transaction workflow · no login
Turn the article into a deal-specific verification question.
Bring the exact executed terms and triggering events. Sentinel asks only for missing inputs, calculates from what you enter, and keeps broker or attorney verification boundaries visible.
Build and inspect the question publicly. Starting a private workspace afterward is optional.
Run the signed-in version on your transaction
Save your working details, keep the calculation basis visible, and re-run the timeline when an entered date or term changes.
How WA contract day-counting works
The controlling executed form determines the trigger, period, definition of days, notice mechanics, and remedy. Washington statutes and holiday rules may affect the calculation where applicable, but they do not replace the signed transaction terms.
Start with the executed agreement and addenda, record the exact triggering event and entered period, then use deterministic date math. Save the calculation basis beside the calendar entry and recalculate after an amendment or corrected delivery event.
SENTINEL computes dates deterministically from entered inputs using the same engine behind this calculator. The agent still must confirm that those inputs and rules match the signed file. See how it works → or check the WA REET calculator.
Frequently asked
- How are NWMLS contract deadlines counted in Washington?
- The controlling executed form and any amendments determine the trigger, period, day definition, notice requirement, and remedy. Use the current form text and governing authority for the deal, then verify the calculated date through your brokerage process.
- Does this calculator read my executed contract?
- No. The public calculator uses mutual acceptance, an entered financing period, and template assumptions for its other rows. It does not read addenda, delivery events, amendments, waived terms, or custom language.
- Is Form 22A the inspection or the financing form?
- Form 22A and Form 35 address different subjects. The current executed copy controls the applicable period, trigger, notice, and remedy; a form number alone does not establish the date.
- Which WA state holidays affect business-day deadlines?
- The engine includes a Washington holiday calendar, but the controlling form language determines whether and how a holiday affects a specific period. Verify the current calendar and form terms before relying on a date.
