How do I get started?
Sign up at /login (7 days free, no credit card), tell SENTINEL your farm ZIPs during onboarding, then just type — ask about an address, a market, or a deal. Everything you save through chat shows up on the sidebar pages.
Which counties are supported?
King, Snohomish, Pierce, and Whatcom counties in Western Washington — property records from each county assessor, plus Redfin-sourced market data. Every answer shows its source and effective date.
Where does the data come from?
Public county assessor records, Redfin Data Center market snapshots (republished with attribution), FRED macro data, and public court and permit records — never NWMLS listing data. The full ranking approach is published on the methodology page.
Is the math reliable?
REET, net sheets, commission splits, and NWMLS deadline dates are computed with deterministic code — never estimated by the AI. Verify rates, assumptions, and executed documents with your broker before client use. Try the free calculators without an account.
How do I change my plan or cancel?
Open Settings → Billing to change plans or cancel any time. Trials end on their own — no card is collected up front.
